Below are halls providers' Covid-19 stances as of February 2021. We are in the process of gathering responses from other providers and will update accordingly.
Fresh Student Living
Still asking for rent. Their website says: '[i]f students have financial difficulties your university may be able to help you as the government has supplied them with funds to support hardship cases or alternatively you can contact our Residents’ Team who can arrange a payment plan with you.' Told their that the contract cancellation clause they promised is now invalid: 'As all universities have delivered a blended learning approach since September, campus facilities have opened periodically and travel has broadly been possible throughout the academic year, only affected by temporary changes from time to time, these circumstances do not invalidate the full term of the contract that is in place with Vita Student. Particularly if these factors happened after a contract commencement date, or at a point where customers had the opportunity to commence their study, travel, and ultimately utilise their accommodation before advice changed. Students who move out early due to COVID-19 cannot be released from their tenancies and students are still expected to pay rent: 'rent levels agreed in your tenancy agreement remain legally due and tenants should continue to pay rent and abide by all other terms of their tenancy agreement to the best of their ability... If you’re living with us and would like to end your tenancy early, our standard cancellation policy applies:
On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. This individual will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete. There is an admin fee of £50 chargeable to the outgoing tenant. If you need any further information on this process please contact a member of the lettings team.’’ Further guidance here. .
50% refund offered for a 7 week period for those unable to return, equating to 3.5 weeks rent. 
Tenants who have been offered a refund have been contacted via email, Unipol offered a special case contract release window which has now closed but encourage anyone who is seeking contract release to contact them. Further guidance here. 
University of Leeds
A refund is being offered for those who cannot return to halls from 11th Jan - 8th March and some students are being released from contracts. LUU is continuing to lobby for contract release. Any students who wish to leave their contract are advised to speak to the accommodation office and LUU advice team. Apply for the refund here. 
Leeds Trinity University
Students who live in halls of residence on the Leeds Trinity University campus and are unable to move back into their accommodation for the new (third) lockdown period due to government restrictions will receive a 100% rent credit for this period. FAQs here. .
Private Landlords & Letting Agents
Below are private providers that have or have not advertised their current Covid-19 stance. We are in the process of gathering responses from other providers and will update accordingly.
Still charging rent. 'You are responsible for the tenancy and payment of rent as set out within your contractual agreement. We do not as standard offer early release options however, you may be able to be released from the contract if you find someone to take your place. Please speak with a member of our team who will be able to advise of what options are available to you.' FAQs here. 
They are still asking tenants to pay rent, but are asking tenants to contact them if they are having difficulty paying rent, with a payment plan scheme in place. 'If your ability to pay will be affected and you are in difficulty, you should get in touch with us at the earliest opportunity as we may be able to agree a payment plan. If a plan is agreed to pay off arrears at a later date, it is important to stick to this plan and you should talk to us immediately if you are unable to do so.' Full FAQ page here. .
